Our client, one of the most active mixed use developers in New England, is desirous to bring to their executive team a CFO with a proven track record of industry success.
The CFO will provide financial and analytical leadership responsible for enhancing company financial and reporting strength, growth, profitability and value creation.
Responsibilities will include:
Ensure the development and implementation of a strategic plan for company to maximize company and/or shareholder value consistent with sustainable business practices.
Develop and implement a short, medium, and long-term financing strategy; and be the Company’s main conduit to public and private debt markets.
Source, structure, negotiate and execute on new loans to support a significant growth pipeline.
Manage the Company’s balance sheet and risk exposure.
Lead cash management and debt compliance activities
Appraise the organization’s financial position and issue regular reports to ownership on financial stability, liquidity and growth and recommendations.
Ensure adequate liquidity for the operation, managing banking and other permanent lending relationships.
Provide periodic updates on the financing and operating strategies; and personally explain strategies to investors, banks, senior management and other stakeholders or potential investors
Assist in the development of the annual operating plan--including business plans, operational requirements, organizational structure, staffing and budgets that support the strategic plan. And in conjunction with Asset / Property Management, annual and longer term property operating budgets and 5-10 year capital plans. Including proposed Operating Budgets for complex, large-scale Mixed-Use developments.
Assure the integrity of the property level and REIT (if applicable) level modeling, including providing insight and forecasting on portfolio productivity.
Investigate and initiate alternate debt strategies
Manage external and internal accounting and Audits. Tax Returns and Tax Compliance. Tax Strategy.
Establish and monitor performance metrics, and institute policies and procedures for best in class NTR accounting, finance, and reporting procedures.
Work closely with the company’s senior management to establish performance tracking data measures and reporting.
Work closely with the company on accounts receivables, reconciliations, reimbursements, etc.
Review the accuracy, completeness, integrity and appropriate disclosure of financial statements, SEC filings and other financial information through appropriate policies and procedures. Maintaining and increasing company’s S&P Global Credit Rating (currently A- )
Hedging Currency Strategy
Serve as an external spokesperson and liaison for client company, including effectively managing relations with external stakeholders, especially stakeholders in the financial and investment communities.
Financial presentations to Lenders, Bondholders, Investors and other relevant financial parties.
Strategy and execution of plan to position company for success during financial downturn periods: stress-testing of existing portfolio, systematic reduction of personal guarantees and transfer of risk to Holding Company Guaranty as opposed to personal, company cash reserves, etc.
Ongoing Capital Allocation management and recommendations to Partners – “The single most important measure of managerial success is Return on Invested Capital” – Warren Buffet. Managing and tracking the return on invested capital: retained earnings, reinvestment and new investment into the business/properties. Strategies to maximize return.
Financial Planning for Management Company, Stabilized Assets and Redevelopment/Development projects on an individual and portfolio basis. Understanding future Cash Needs – sources and uses and make recommendations.
Work with Leasing and Asset Management Departments to review and approve proposed Lease deals. Underwrite and monitor the creditworthiness of Tenants and vendors.
Manage the efficiency and profitability of various Initiatives, including within the Asset Management, Leasing and Construction departments, and efficiency/profitability of to-be-hired LEAN process engineer(s) – responsible for increasing efficiency within operations at 6x profitability:salary.
Assist in the evaluation of purchase opportunities (and sales), Go / No Go decisions
Managing the administration of Tax Increment Financings (TIFs) – sources & uses, proper tracking/billing/allocation, and reporting to state and municipal agencies.
Be a community leader and ensure that company makes and keeps appropriate commitments to the well-being and improvement of the communities in which it operates.
10-15+ years of progressive financial management and capital markets experience culminating in a responsible financial role, preferably at a non-traded REIT or a publicly traded shopping center or mixed-use REIT. The successful candidate will be a dynamic leader, with a record of achieving results individually and through others; with relevant real estate financing experience and a proven track record of executing complex projects and organizational level transactions. An intelligent, strategic thinker and tactical executor with proven ability to achieve plans while maintaining the highest ethical standards; must have good platform/presentation skills. Broad knowledge and experience in retail real estate with 15+ years of business experience --10 years at the management level.
MBA or equivalent advanced degree, CPA preferred.
Position requires a seasoned management professional with strong finance, accounting, tax and corporate strategy acumen; hands-on performer- willing and capable of helping to build a finance function to attain industry leadership; excellent communication skills with the capability of articulating the company’s financial status; ability to motivate teams to produce quality materials within tight time frames and simultaneously manage several projects ability to participate in and facilitate group meetings. Must possess an entrepreneurial business spirit and be able to thrive in a rapid growth, nimble environment where change is the norm.
