The Real Estate Investment Associate is instrumental to the continued success of Borgman Capital’s Real Estate practice. Reporting to the Director – Real Estate Investments, this position will have a wide variety of responsibilities which include performing market research, deal sourcing, financial underwriting, due diligence, capital markets, strategic planning and more. This is a full-time, 40 hours/week position.
Support deal sourcing by networking with stakeholders to identify potential acquisition opportunities in multiple real estate classes with a focus on industrial, office and multi-family.
Perform market research to understand market and economic trends that support underwriting assumptions; proactively collect, catalogue, and preview various trade areas and geographies in order to identify strategic investment opportunities; research and stay abreast of industry changes.
Conduct deal underwriting which includes performing financial analysis and modeling, and pro forma analysis including cash flow and debt/equity, net present value and discounted cash flow analysis, and IRR analysis regarding refinancing, acquisitions, and/or disposition of investments.
Execute real estate due diligence which includes evaluating property financial statements, due diligence information, leases, and tenant’s credit worthiness.
Create comprehensive investment packages and offering memorandums to support fundraising activities.
Update various investor reports, including financial snapshots for tracking and reviewing asset performance and qualitative summaries.
Support asset management activities through strategic planning and annual forecasting.
Bachelor’s degree; emphasis in real estate or finance preferred or related field
